How do I make a “smart” real estate investment in Northern New Jersey

How do you make a good investment in Real Estate?

What are the factors that go into a good real estate investment decision?  What is the “secret” to buying and selling real estate successfully?  Well, I can make it sound pretty simple on paper, but frankly, there is a lot of weight put on knowledge and experience.  This is why a lot of people don’t actually “pull the trigger” on a potential transaction.  Maybe that is their “common sense” talking.  Probably a good thing!

Making a good real estate investment really comes down to buying at a great price relative to  the price that you know you can sell for when it comes time to sell that property.  Pretty easy, right?   Buy low and sell higher………  And as long as you know all of the expenses that you will incur, or could incur, and have given yourself the “cushion” that you feel comfortable with, then it is a good decision.  The problem, for most people, lies in knowing all of this information………and feeling confident about it!  Let’s face it, even with prices dropping, real estate does not involve pocket change.

While the components to a sound real estate investment decision are pretty simple, you need to have knowledge.  If, you are going to do it alone.  What do  you need to know?  Well, first of all you need to understand the general market.  What is going on now?, what are the trends?, what is coming down the pipe?  You need to know the specific market in which you are thinking of buying.  And not just the location, you need to know the demographics, the true values, and the inventory or sales trends.

You need to have a plan.  A purchase plan, a maintain and/or rehab plan, and an exit strategy.  And you need to know that your plan will work!  Do you have access to everything you need when you will need it, and at the right cost?   So how do you do this?  Well, that means you have to become a student of the industry.  You have to do your research, learn this real estate industry, both locally and on a larger scale.  It will take time, but if you want to feel comfortable knowing that you are making a sound real estate investment with your hard earned money, you need to have knowledge.  Now another way to gain this knowledge is to work with someone who has this knowledge.  This route is much easier and quicker.

What do we do?

I get asked this question a lot.  I don’t work for a large corporation.  I have a flexible schedule.  Sometimes you will see me around my house during the day.   And, I love what I do.  What do I do, you ask?

I have a company with two partners that invests in local real estate.  We invest in Northern New Jersey.  We buy properties at a discount and fix them and sell them for a higher price to make a profit.  Is that all we do?  Well, not really……..we also provide a great service to local individuals and the local real estate market all together.  And as we expand our operations even more, we will be able to “give back” even more to the local  community.  That is why I love what I do.

How do we do this? 

Well, I am sure you have heard the word “foreclosure” recently…….unless you are living under a rock.  Our nation and our local community is under duress right now and real estate is a big aspect of it.   Unfortunately, homeowners are losing their homes on a daily basis because they can’t afford them.  This is happening at an alarming rate right now and it will continue for at least another couple of years.  

Regular people just dont understand the foreclosure process, they see that things are falling apart arond them and their mortgage is a big part of it, but they dont know what to do.  I offer a solution to these people, I can help them to sell their house during these tough times.  Sometimes that is the best solution, and I can take a huge burden off of their shoulders by doing this.  If they choose to do this early enough in the process, they can avoid the long term damage that a full foreclosure inflicts on their family and rebuild their lives much quicker.   I can feel good about this because I do this with compassion and I have a natural desire to help people.

Now sometimes I dont get to the homeowner in time and the bank has taken the property back from the homeowner already.  In this situation, I can help the community and the strength of it’s local real estate market by buying this property that is sitting in disrepair and vacant  in the middle of a nice neighborhood.  I will fix it up and turn around and sell it very quickly at a reasonable market price.  This will improve the values in the neighborhood and it will place a qualified buyer into a good home in a good neighborhood.  This is a small piece of the puzzle of putting back together our real estate market, but it is something that I can feel great about!
